WELCOME!

My #1 PRIORITY IS TRANSPARENCY AND COMMUNICATION!

I created this blog for you, the residents of Century Village, to make your voices known! The goal of the blog is to make your compliments and concerns known to all. Give us your comments on topics that you would like discussed at Synergy Club meetings, issues you would like addressed by WPRF and/or UCO. Do you get the help you need? Are your questions answered? You are more than welcome to spread the blog link to all of your friends and family throughout the village to give them an opportunity to speak as well! The only rules are – no profanity, be respectful, no inappropriate language. That’s it! Note – topics will not immediately appear after submission until cleared for the rules above. We want everyone to have a pleasant blog experience.

Are you ready to take your Association to the next level? Building on the incredible energy of the Synergy Club, we are officially launching BOSS (Boards and Owners for Success)—and we want YOU to join the ranks of the “Boss Brigade.” We’ve heard you loud and clear: Boards and owners need better knowledge of day-to-day operations. This isn’t just a club; it’s a high-energy training ground designed to help you handle the real-world challenges of Association living.

📅 Mark Your Calendars: Our Upcoming Schedule

Grab your calendar! We had an awesome turnout at our 1st meeting in January! We covered Property Management Companies – Best Practices. We showed you what to look for, how to vet property management companies, gave you 6 property management companies to obtain proposals from, and more.

We have two massive sessions lined up at our new home: The Okeechobee Branch Library

  • Meeting #1: Monday, February 09, 2026 | 4:00 PM – 7:00 PM

  • Meeting #2: Monday, March 02, 2026 | 4:00 PM – 7:00 PM

📍 Location:

Okeechobee Branch Library, 5689 Okeechobee Boulevard West Palm Beach, FL 33417, Phone: (561) 233-1880

Located just outside the Okeechobee gate, right next to the Fire Department and Dunkin’ Donuts. (Feel free to grab a coffee on your way!)

🌊 February 9th Feature: The “Unit Damage” Survival Guide

For our next meeting, we are tackling the #1 most requested—and most stressful—topic for homeowners and boards alike.

FULL DISCLOSURE: Of course, this is a nonlegal setting, no one will be giving legal advice, as we are not lawyers. however, you don’t have to be a lawyer to have common sense, read statutes, have 20 years of experience and have natural teaching skill sets which when combined, help get the job done, Right?  !

The Scenario: A Homeowner’s Nightmare

Imagine walking into your home to find the floor flooded and water pouring from the walls. Now, consider the complications:

  1. The Surprise: What is the very first thing you should do?

  2. The Risk: What if you don’t have insurance?

  3. The Culprit: What if your water heater is as old as Methuselah?

  4. The Fallout: Your neighbor downstairs now has a caved-in ceiling. Now what?

What We’ll Cover

We aren’t just identifying problems; we’re building a Step-by-Step Response Plan. We’ll navigate:

  • HO6 Insurance Policies: Coverage vs. the scary “lack of coverage.”

  • Common Elements: Defining Association vs. Unit Owner responsibility.

  • Negligence Exceptions: When “wear and tear” becomes a legal issue.

  • Multi-Unit Damage: Managing the chaos when one leak hits four homes.

  • Public Adjusters: The role that Public Adjusters play and when you should use them.

📋 The Game Plan & The Grand Finale

Forget boring lectures. We are handing you the ultimate “Crisis Playbook” (delivered electronically), packed with:

  • Step-by-Step Cheat Sheets (No guesswork allowed!)

  • 📊 Color-coded Flowcharts & Decision Trees (Your new best friends.)

  • 📑 The Master Matrix to help you navigate any scenario in seconds.

To wrap things up, we’re diving into a Live Case Study Challenge. It’s your time to shine and put those new skills to the test!

✅ What to Bring & What’s Next

Dust off those thinking caps and bring all that “on-the-job” wisdom you’ve gained over the years. By the time we’re finished, you’ll be the go-to expert for handling unit damages—whether you’re wearing your Unit Owner hat or your Board Member cape.

Note on CenturySync: While we focus on unit damage this time, I will be doing future demos on CenturySync, our groundbreaking AI-powered management system. You can get a head start and check it out now at CenturySync.com.
I can’t wait to reconnect and kick off this exciting new chapter with all of you. See you on February 9th at 4:00 PM!

All the Best,

DgtlXray
