HI FELLOW SYNERGISTS AND CV VILLAGERS!
Hopefully, many of you attended the Condo Expo yesterday at the downtown Convention Center. Eric Glazer, from Glazer & Sachs, the creators of the very popular “Condo Craze & HOA’s” podcast, presented the newly certified 4 hour board certification course now required by Florida Statutes 718 and 720. I have provided you with the 2024 issue of the “LEGAL BEAT” (see below) that was handed out at the presentation. As you will read, there are sections in the booklet summarizing the new COA and HOA laws that were changed effective July 01, 2024. There’s also a section from HB 1021 (House Bill) which outlines the criminal penalties related to official records of the association. Pretty important stuff, I’d say, especially since it may affect you financially, both as board members and personally.
I also participated in another 4 hour class yesterday afternoon from Eisinger Law Firm, who also did a zoom webinar covering the 4 hour certification course as well. They both covered different topics as well as some of the more common ones that board members need to know.
There will be many other opportunities before you will be required to have this training by June 30, 2025. The sooner the better… The more you know now, the better prepared you’ll be later!

As we get closer to the new year and the Annual Owners Meetings, the Synergy Club will do some refresher classes on the chronological steps you must take to be sure to provide adequate notice and how to conduct your annual owners meetings properly. We will also do some workshops between November and the end of the year on completing the Beneficial Ownership Information Report (BOIR). So, stay tuned and check the Synergy Club schedule often!

You can use the toolbar at the bottom of the document to enlarge the document to full-screen, zoom the document in or out using the scroll wheel on your mouse (hover the cursor over the document first), You can download the document, print the document, use the arrows to go through the different pages and the plus and minus signs to zoom in or out as well..
